Be Sure You Have The Right Reason To Get A Home Refinance

Rony Walker
"Come into my parlor", said the spider to the fly. "We've got the lowest interest only loan. Just put up your house as equity." The fly immediately put up his house and went into the parlor, only to be devoured as a savory dinner. Are you that unfortunate fly?

Why are you getting a home refinance?

There are many reasons to get a home refinance, and 99.9% of these reasons are to pay off debts. Experts would advise to consider carefully your reason to refinance and stake your home.

Another reason to refinance is to get investment money for a business. This sounds good, but the risk is great. Would you dare navigate un-chartered depths at the risk of losing your home?

Perhaps you've got this zany idea to earn tax deductions so you took out a home refinance loan. In principle, you are paying a dollar to earn 30 cents, and for this you put your home.

Not all these reasons for home refinance are recommended. Your house is the biggest investment of your lifetime and putting it up for these flimsy reasons is nothing to crow about.

Better reasons to home refinance

Just because everybody has lined up for a home loan does not mean it will work according to your expectations. Loans have to be paid back. To be able to do so on the same amount of cash inflow for a number of years means changing your lifestyles and spending habits. Or like the fly, you will be dinner for the spider.

It is not easy to lose a home. Apart from destroying your credit score, you'll have to uproot your family from all that is dear. So play smart when you are getting a loan.

A bankable reason to home refinance is to get additional cash flow for your business expansion or fund a wife's last year in college. Both ways you see an end goal towards increased revenues and income.

How to get a better deal

Depending on your financial motivation like cash flow flexibility, you are looking at more savings in a year's time from a lowered monthly payments compared to your current mortgage.

Remember that the longer the loan term, the lower the monthly payment. If you add up all your expenses in 30 years time, you'll have paid more than double the loan amount. So get a lower interest rate and be sure there are no additional or hidden costs.

If you have a $200,000 30-year mortgage loaned on an interest rate of 8%, you'll have paid $440,400 at $1,468 a month. If you refinance at 6% you will be paying $1,199 a month or a total of $359,700. But wait, there's more. Depending on the closing costs, it will take months before you can break even.

If you are staying in the house for more than 10 years get the fixed rate but if you are going to sell the house in five year's time better get the adjustable rate mortgage.

Never rush into a home refinance. Take your time until you have understood all the workings of your target refinance program. Read the contract carefully.

Be ready to pay and change your lifestyle. No matter the advantages of your home refinance, if you fail keeping up with the payments you'll get the short end of the stick.

Smarter moves in refinancing

California home loan mortgage refinancing companies have broken from the mold of traditional loan programs. They have come up with loan packages to suit changing needs. One of the best deals offered by the mortgage refinancing companies is slashing 30% off from your mortgage payments.

Another advantage offered is the Adjustable Rate Mortgage, also known as ARM. With ARM, you can have lower payments compared to the conventional loan programs. Homeowners opting for the fixed rate mortgage can have interest-only mortgage with a fixed rate. The 5-year ARM offers an interest-only payment for the first 10 years. This will be a fixed rate. After the period, the payments on the principal and interest are due and adjusted every six months. The 10-year interest-only loan is a fixed mortgage that will run for 30 years. Similar to the 5-year ARM, the interest payments will be paid during the first 10 years. The interest and the principal are subsequently collected. For the 30-year mortgage at a fixed rate, the borrower will make equal installments for 360 months - including principal and interest. Depending on the type of loan you may be paying $1,200 to $1,500 a month for the predetermined period of years.

California home loan mortgage refinancing companies also specialize on debt consolidation and their loan programs pay off high interest debts. When shopping for a California home loan mortgage refinancing online, use the refinance calculator to do the math. Calculate the monthly installment, the entire amount of interest paid, the total amount paid, and the cost of points for your type of loan. If you need more clarification on the different loans, talk to the refinance experts.

Making the decision for home loan mortgage refinancing

If the California home loan mortgage refinancing companies can lower your monthly bills from your current loan, then go for it. Why pay more when you can get the same benefits from loan mortgage refinancing? But look closely at the bills you will be paying in later years and check out if you will indeed have a better deal for a home loan mortgage refinancing. After all, you just can't be too careful with your finances.

Looking Around When Deciding To Refinance

By Greg Wadel
Many homeowners that are refinancing their home for the first time or even the second time or third time should completely check out all of the available choices to guarantee the best possible interest rate and the terms are secured. Now homeowners are sometimes a little lazy when it comes to refinancing there homes. There may a huge drop in interest rates or a change in the financial situation which requires a refinance. But the homeowner may be aware that a refinance is necessary, the homeowner may not be aware that it sometimes takes a great deal of work to find the best possible interest rates and terms.

Now homeowners are often drawn to refinance with the same lender or bank who gave the first original mortgage loan or with the same lender or bank who took care of there previous refinances. The reason behind this is along the same lines as, if its not broke, leave it alone. These homeowners figure their current mortgage is just fine and they are happy with the current bank or lender so there is no need to check for further options. However, this easy attitude can cost the homeowners alot of money in the long run.

1. You Should Try All the Options, and weigh the Good and the Bad.

Many homeowners who are thinking about refinancing their home should get a hold of many lenders and receive rate quotes from each and every one of them. When getting quotes the homeowners should think about all of their available options but should limit these options to gain a good lender. While a different lender may be giving you great rates and loan terms it is considered high risk to go with this type of bank or lender as opposed to a more well known lender.

Homeowners who wish to further investigate smaller lenders who do not have an established history should proceed with caution. Unless the lender has trusted friends or family members who are willing to vouch for the lender, the homeowner should investigate these smaller lenders carefully. Visiting a website address is not the best way to ensure credibility. Designing a professional looking website is a fairly simple process. Most website designers could design and upload such a website in less than a day.

2. Theres Nothing Wrong With Friendly Competition.

When checking for the most favorable rates, homeowners should make it very well known that they are checking around for rate prices and are not making a decision right away. Lenders that know they have some other competition may be more wiling to offer you a lower interest rate than they would if they did not know or think the homeowner was checking other options. In many cases this may not seem to be fair to the lender, the business of refinancing is a very competitive business. Just like a builder just might offer his most competitive rate if he knows the homeowner has other estimates from a number of different contractors, lenders are probably going to do the same. They also make their money from homeowners and having you refinance your mortgage does not help them out at all financially.

Some banks and lenders may think the homeowner is just playing games and may not give the best rate right off the bat. However, if the homeowner turns down the offer and says they have a much better offer with another bank or lender, the first lender may be willing to offer an even lower interest rate just to see if they can sway you the homeowner. Many times cost is certainly important, it is not the only decision to think about. Some homeowners might refinance with a bank or lender who gives a little higher rates if the homeowner feels as if this bank or lender is more prone to his needs. So a good service can factor into the equation also. You can find some great advice at the site on all types of mortgages and refinancing.

The Time is Right for Investment Property Mortgage Refinance

Terry Edwards
If you own investment properties, then you may want to consider refinancing them and get a lower interest rate. This may lower your payments, which can mean more money in your pocket. Even though the housing market may be in a slump right now, it is still a good time to refinance while interest rates are still low. Read on to discover how to get the most from your investment property mortgage refinance.

The first thing you should do is to shop around for a good mortgage broker. They are the professionals when it comes to financing matters. A good mortgage broker can hook you up with the right lender to help you get the best loan for your circumstances.

A very important point to remember is to do your research before you do anything. Learn everything that you can about the loan refinance process and interest rates. Make sure that you check out the mortgage broker thoroughly before committing to anything. Most are honest, but as with any business, there can be a few unsavory characters out there.

If you go into this venture knowledgeable and fully prepared, the process will go a lot smoother and you have less of a chance of being taken advantage of. The goal is to get the best interest rate that you possibly can. Make sure that you are keeping current on the changing interests rates.

Another good idea is to buy down. What this means is that, if the current interest rate on your mortgage is 7%, you could pay a few thousand at closing and end up with a 6.5% interest rate. This is sometimes known as paying points. It is a good way to save thousands of dollars over the term of your loan and end up with a lower monthly payment to boot.

Never be afraid to walk away from a deal if you can't get the interest rate that you want. If you have studied the market and you know what the current rates are, then you have the ammunition that you need to negotiate a great deal.

There is nothing that says you can't use more than one mortgage broker or more than one lending service. Don't be shy about using them against each other for competition. If ABC mortgage broker says he can give you a 7% interest rate, call up XYZ mortgage broker and ask them if they can beat it. You may be surprised at the results.

The bottom line is to never go into any type of business deal blind. Research, research, and then research some more. Become familiar with the investment property mortgage refinancing business. Then, negotiate for the best interest rates. Pay down your points and come out a winner!

Home Refinancing - What You Should Know

by Terry Edwards
If you own a home and are drowning in credit card or medical bills, home refinance may be a good idea for you. Maybe your home needs some repairs or upgrades and you don't have the cash. Consider a home refinance to get the cash that you need to improve your home. Read on and discover why refinancing your home may be the answer to your cash flow problems.

First of all, examine what type of home loan you currently have. Do you have a fixed rate or an adjustable rate mortgage? If you have an adjustable rate mortgage, it would probably be a good idea to refinance with a fixed rate mortgage. The market is very volatile right now and you really don't know what is going to happen with adjustable rate mortgages.

The next decision you have to make is how long you want the term of your home refinance loan to be. This is where you need to examine your budget and run the numbers to see if you can swing a mortgage payment on a 15 year loan or if you will have to go 30 years to be able to make the payment.

Obviously the faster you are able to pay off your mortgage the less you will pay in interest. But be careful and don't lock yourself into a monthly payment that is going to be difficult to make. You don't want to refinance your home and then risk losing it to foreclosure.

Once you have decided on the type and length of your refinance loan, don't forget to take a close look at your interest rate. You want to make sure that the interest rate on your home refinance is lower than the original mortgage loan. If it's higher don't commit to this loan. You are trying to put yourself in a better position, not get yourself deeper into debt.

Do some shopping around. Find a company that is reputable and willing to give you a great home refinance loan at a great interest rate. But beware of predatory lenders. These types of lenders will promise you a great deal, but when it comes down to it, they will pull the rug out from under you.

Predatory lenders will not give you a good interest rate based on your credit, they will loan you money based on the equity of your home and not your ability to pay and they will add excessive fees and roll them into the loan, increasing the amount that you owe. Many people who have been the victims of predatory lending have lost their homes to foreclosure.

The most important thing to remember is if you refinance your home to get cash to pay off those high interest bills, do it. Don't use the cash for something else. The goal is to take care of the bills that are draining you dry and to have extra money left over at the end of the month. Don't give into the temptation to use the money for something frivolous.

Should I Refinance My Home...Again?

jeffn
Let's assume you refinanced your home when the rates were really low. You took the equity you had built up and paid off some bills and made a few home improvements. Now you've built up equity again and you're wondering if it makes sense to do another refinance mortgage. As with all mortgages, the right answers and terms all depend on your particular circumstance. We'll help you sort that out, but first let's start with a few questions for you to think about:

? Unless you're in financial trouble and need some extra cash and have no other way to raise it, we'll need to carefully analyze how much you'll save (if anything) by doing another refinance. Sometimes it's your only way out, but if you have to keep taking out new mortgages, you could probably benefit by our financial counseling

? Examine the difference in monthly payments. If you refinance now, is it going to be a real stretch to make your house payment?

? If you're planning to refinance strictly to pay bills, do the math first. For example if you're car will be paid off in two or three years but you want to use equity from your home to pay it off early, are you really gaining anything? Remember that you're signing up to pay off whatever you use the money for over a period of 15 or 30 years. Your car may end up costing you thousands more if you do it that way

? If you're making more improvements and upgrades to your home, do the best you can to estimate what you can sell your house for in 3 to 5 years. Compute what both the refinances will have cost you in interest and fees and make sure that you'll still make a profit. You may do better to sell the home now and buy one that already has the amenities you want

? When you're computing another refinance loan, look at the total cost of borrowing the money, just as you did with your very first mortgage. If you include closing costs and other fees in the new loan, you'll want to be sure that you pay off that portion in three years or less

These are just a few things to look at when you're evaluating the pluses and minuses of a second refinance home loan. We have the experience and knowledge to help you make your decision. We'll look at your options from every angle, but ultimately of course, you have the final say. We take pride in working with our clients in an informative and no-hassle atmosphere. Trusting your mortgage broker is at the top of the list when it comes to home finance. You can definitely count on us for honest and truly helpful advice.

When Can I Refinance My Home?

by Wade Robins
There are a number of different reasons you may want to refinance your home mortgage loan, the most common reason being that people want to lower the monthly payments, mainly by lowering the interest rate.

There are a couple of things that you must consider when you are looking at refinancing your home mortgage loan. You need to work out in your own mind how much money it will really save you, you should take into consideration the closing costs, and any other refinancing fees.

The things you must consider include: * Seasoning period * Early Payoff penalty * Closing costs and any fees * Break even analysis

The seasoning period is a clause that most lenders add into their contracts. This simply means that you are not permitted to refinance your mortgage until you have lived in your home for one or two years. This is to prevent you from refinancing too early.

Some lenders also add in early payoff penalties, these are fees or fines that must be paid to exit the mortgage. You could well find that you current mortgage already includes these, and so you would have to pay them to refinance the mortgage. If you do refinance your mortgage then you may have to pay off these penalties before you can take out the new loan.

Most important, you should be very careful not to take out a new loan that comes with a prepayment penalty, nobody knows what might happen in the future, so it's not worth signing such a thing.

It is important to work out exactly how much your home refinance loan will cost you, don't just work out the internet. You should also remember that you must pay the closing costs, and the fees.

At the start of the loan you will be paying out more than you have saved, but it comes a time when you will break even. This breakeven point is where you recover the amount of money that it cost you to refinance the loan, which includes all the fees, and closing costs.

If you plan on living in the home for only a little time then you must calculate this breakeven point. Once you have recovered all of the costs from refinancing, it may be a good time to refinance again!

You work out the break even point by looking at how much you save each month, and then comparing that with the costs. You can use these figures to work out how many months it will take you to break even.

Most mortgage policies will require you to wait one or two years before refinancing your home, but every policy is different. You should ask advice about your mortgage before refinancing.

by puneetbsl
You may have lost your sleep and remain awake quite regularly. Each time you check your alarm clock, you are amazed at how quickly a minute transforms into an eternity. Big events in our lives can cause big stress to develop. A million thoughts rush through our head as we focus on anything that could go wrong. Understand better for Fast Problem Solution

Face it: problems are part of life. These problems include the need to refinance mortgage loans for Poor credit. A life without problems would not be a life in the real world. But how we deal with a problem could either solve it or create more problems. For example, if your car breaks down, you could either call a friend for a lift to work or school, or stay home and worry about how you will get around town. The first step to solving a problem is to define what the problem is. Sometimes people have problems making the payments on their mortgage loans. Perhaps there was a family emergency or an emergency health issue. Higher inflation or a lower income could also affect one's ability to make payments. In other cases, people simply want to consolidate their debts to simplify their lives.

Every day activity & Problem Solutions

After defining the problem, one of two approaches can be taken. Most problems can be solved with routine actions. However, sometimes innovative solutions are required. Where the case of needing to refinance mortgage loans for Poor credit is concerned, one could argue that a little of both is needed. Refinancing is the act of applying for a secured loan, for the purpose of replacing an already existing loan. It should be noted that the same assets secure both loans. Where does the innovation come into play? You must determine which refinancing plan is the best for you when you refinance mortgage loans for Poor credit.

If you want to refinance mortgage loans for Poor credit, there are certain steps you should follow:

■ If you take a new fixed-rate loan, you should consider the costs and interest rates. Shorter-term loans - for example, 15 years - are ideal if you want to speedily build equity. But if a longer-term loan commitment is not a problem, then perhaps you might consider a 30-year loan.

■ The balloon mortgage is another type of fixed-rate mortgage. These loans have lower interest rates for shorter-term financing-typically for seven years. You must refinance again or pay off the remaining balance at one time at the term's end.

■ In particular, consider the first loan that you took out. If you had an adjustable-rate mortgage, or ARM, for a few years, your loan's interest rate may have gone up. So the monthly payments on an alike fixed-rate mortgage at the current rate might actually be lower than your current monthly ARM payments.

Home Refinancing 101

by Robert Pinzhoffer
To Refinance Your Home means getting a new mortgage and using some or all of the proceeds to pay off the old mortgage - even bad credit refinance, poor credit refinance or fair credit refinance. Homeowners may home refinance their mortgage for several reasons:

To take advantage of lower interest rates and lower your monthly payment. If interest rates have gone down since you got your original mortgage, you could save money over the life of your loan, while reducing your monthly mortgage payment.

To switch mortgage types. You may want to switch from a variable to a fixed interest rate, or vice versa. If you have a balloon/reset mortgage, you must either pay the mortgage in full at the end of the 5- or 7- year term, contact your Service Provider (the organization to which you send your monthly mortgage payments) to start procedures to reset your mortgage to a fixed-rate of interest, or refinance with a new mortgage.

To shorten mortgage terms. You may want to refinance to shorten the term of your loan. This would allow you to pay less interest over the life of the loan because the money is borrowed for a shorter period of time, and more quickly builds up equity in your home.

To get "cash out." Some lenders will let you borrow more money than the balance of your original mortgage, based on the equity you have in your home. A portion of the money left after the original mortgage is paid off goes to you to use for things like paying for a child's education or home remodeling. However, remember that you'll have a new mortgage, at a higher amount, that will eventually need to be paid off.

Peak Home Loans can help to mortgage or refinance your home with good credit, fair credit, poor credit, and bad credit. We offer home refinance and mortgages with any credit. Click here to learn how.

Home Refinance Programs:

Fixed Rate Loans - Both interest rate and payment remain the same over the term of the loan. Loans can be amortized over the following terms: 10, 15, 20, 25, 30, and 40 years. The advantage of a fixed rate program is that it allows you to get a fixed rate, over a specified period, without being concerned about market fluctuations. This type of financing is recommended for borrowers who intend to stay in their house for a long period of time.

Fixed Rate Balloons - Both interest rate and payment remain the same until the loan is due. Typically, the entire loan amount is due in either 3, 5, or 7 years. The advantage of balloon programs is that they tend to have the lowest rates, due to the fact that the entire balance must be paid off or refinanced at the end of the term. This type of financing is recommended for borrowers who know they will be leaving their current house in either 3, 5, or 7 years.

Adjustable Rate Mortgage (ARM) - Both interest rate and payment remain the same for a fixed time period, usually 1, 3, 5, 7, or 10 years. At the end of that period the rate can rise at fixed intervals. The amount the rate can rise, or margin, is predetermined (normally 1/2% to 2% per rise). The intervals are normally 1, 3, 6, or 12 months. Typically there is a cap on the margin, which determines the highest the rate could ever go. The advantage of an ARM is that it allows you to get a lower rate, for a known period of time, while you watch the market to see if and when fixed rates get better. Some feel that although they may have gotten a better rate with a balloon, an ARM will adjust at the end of the "fixed period", whereas a "Balloon" has to be refinanced or paid in full. ARMs are recommended for those borrowers who intend to stay in their house for a fixed period and have taken the time to factor in the margin, to determine that they would not be better off with a Fixed Balloon or even a Fixed Rate.

Buydown - Both rate and payment remain the same for a fixed period, at the end of which, the rate and payment increase. The rate and payment may increase once, twice, or even three times, depending on whether the Buydown is a 1/1, 2/1, or 3/1. The percentage of increase, as well as number of increases is predetermined. Once all of the increases have occurred the new rate and payment remain fixed for the term of the loan. Also, lenders will typically charge a fee to "buy the rate down" for the first 1, 2, or 3 years of the loan. The advantage to a Buydown is that it offers a lower rate and payment during the first few years of the loan. Buydowns are recommended for those borrowers who are having trouble qualifying for a Fixed Rate Loan or those who need a more affordable payment at present.

Home Refinance Loan Types:

Conforming - Conforming loans refer to loan amounts that conform to government service standards as determined by Fannie Mae & Freddie Mac (the original government agencies, set up in the early 1940's, established to help people finance new homes). Conforming loans range in amount form $1 to $275,000. Although not all conforming loans are serviced by these government agencies, the mortgage industry has adopted the term to express loan amounts in this range.

Jumbo (Non-Conforming) - Jumbo loans refer to those loan amounts outside of the "conforming" range or, above approximately $300,000 (different from state to state.)

Government Loans - Government loans refer to those loans that are guaranteed by one of two federal agencies. The two types of government loans are: Federal Housing Administration (FHA) loans, and Veterans Administration (VA) loans. The advantage of financing using FHA loans are that they are easier to qualify for and allow a borrower to finance more of the loan amount than non-government loans. Whereas with a Conforming loan a borrower may only be able to finance 80% of the loan amount, a FHA loan allows a borrower to finance 97% of the loan amount. FHA loans are recommended for those borrowers who are first-time buyers, have little money to put down, have a short credit history, or are having trouble qualifying for a Conforming loan. The two main advantages of financing using VA loans are that the VA allows borrowers to finance 100% of the loan amount, and that, the VA only requires proof of veteran status to qualify for the loan. The only drawback to government loans is that mortgage insurance is required at all loan to values (LTV), unlike Conventional and Jumbo loans where payment of mortgage insurance is determined by the amount of equity a borrower has in his home. WE ARE VA AND FHA FRIENDLY! See our FHA and VA Government-Backed Loans page.

Investment Properties (Non-Owner Occupied) - These types of homes are normally acquired specifically for investment purposes or are owned as a result of moving to a new house without selling or being able to sell the old house. Financing for investment properties can be achieved using any of the above described programs. Typically, the rates for financing on investment properties are higher than owner occupied homes and the LTV's allowed are lower, due to the fact that default rates tend to be higher on these types of loans.

B, C, D Credit - Just because your credit isn't perfect does not mean you can't obtain financing. Most, if not all of the above described programs can be utilized even if a borrower does not have perfect credit. In these cases the rates will be higher and LTV's allowed will be lower. Most lenders have special divisions specifically created for the marketing and sales of sub-prime products. Also, most lenders will offer special limited programs as incentives, when they recognize an area where there is a need.

No Document or Low Document Loans - In certain situations it is either difficult or impossible for potential borrowers to show a lender their income on paper. In these instances any of the above described programs can be used, but under circumstances called NIV or No Income Verification. All of the other program parameters must be met, however, in the case of income, a borrower may only be required to show a operating license or business license and/or limited income information. With this type of financing, rates offered tend to be slightly higher. This type of financing is recommended for self-employed borrowers or borrowers who have difficulty showing their income on paper, for one reason or another.

Cash-Out Refinances - Occasionally, when refinancing a first trust, a borrower wants to "cash out" some of the equity that has been built into the loan. Under specific conditions, established by the lender, a borrower can actually receive a check for an amount of money that meets those conditions. Cashing-Out is not normally limited to any type of loan program, it can be done with most of the described programs.

Top 5 Mistakes People Make When Refinancing Their Home

1. Choosing a home loan lender for the wrong reason (i.e., the lowest rate, your existing lender.)

People choose home loan lenders for all the wrong reasons. Getting a low rate is important, but it's not the only consideration. Lenders may offer the lowest rate but charge extra fees (loan fees, origination fees, copy fees) so that in the end you'll pay more for the refinanced home loan even though your rate may be lower. The only way to protect yourself is to wait for the Good-Faith Estimate (GFE) which should list all the closing costs. Compare the GFE's from a number of home loan lenders.

But comparing GFE's is not the only story when you want to refinance your home. If time is important, you want to choose a mortgage company that is capable of acting quickly. Ask each company to give you their average closing time for loans similar to yours.

Ask around among your trusted friends. Find out who refinanced lately and ask them what they thought of the company. Don't assume that your existing home loan lender is any better than a new lender. Since most home loans are sold in the secondary market, everyone has to meet certain criteria, and your existing lender will probably require the same documentation as a new lender. However, once you have a commitment from a new lender, it doesn't hurt to ask your existing lender to beat it. Often times they will. We will get you the best rate available.

2. Not getting everything in writing about refinancing your home loan.

Get everything in writing. No matter what the Loan Officer tells you, ask him to confirm it in writing. Don't believe someone when they tell you that your refinance rate is guaranteed. Get it in writing.

3. Not knowing the appraised value of your home.

Many people go ahead and try to refinance their home without knowing the true value. There are many places you can get an estimate of the true value of your home for purposes of refinancing. Many realtor sites have home value estimators on their site. For the price of listening to a mortgage company try to sell you a mortgage, you can get an approximate value for your home.

Check the recent sales in your neighborhood and try to find a comparable house in a comparable location. Or you can ask the appraiser to do a drive by and give you a verbal estimate of the value of your home. If it's in the right ballpark, you can order a thorough appraisal. Know the value of your home before you seek to refinance your home loan.

4. Not doing the math when refinancing your home loan.

Do the math. Refinancing your home has a cost. You need to see what the cost is, and then determine how long you are going to stay in your home. For example, if you are going to stay in your home for 5 more years, and the cost of refinancing your home is $5000, you need to save at least $1000 a year in order for the deal to make sense. If you only save $50 a month as a result of refinancing (that's $600 a year), you'll be loosing money.

5. Not considering a 2nd Mortgage.

When you refinance your home, you are refinancing the total amount. Suppose you have a home that is now worth $400,000, and you only owe $250,000 on the home and you want to take out $50,000. If you refinance and take out $50,000 in cash your new loan may be for $310,000, ($250,000 owed + $50,000 cash out + a total refinance cost of 3% or $10,000). It may be better to take out a 2nd mortgage for $50,000 and pay a slightly higher interest rate and slightly higher points, but only have a basis of $50,000 instead of the $310,000.

What If I Miss a Home Loan Payment?

by Peter Kenny
It is no secret that home loans will often last 30 years or more and that during that time anyone can face financial issues that may lead to missing a home loan payment. The first thing to do if you miss a home loan payment is to not panic. The second thing to do is to contact the lender as soon as possible.

Most lenders are not going to foreclose on your home if you miss one payment. They do, however, want to hear from you and they want to work out some payment options so that the delinquent payment will be met.

It is imperative that home owners understand that time is critical when payments are not sent in. The more payments you miss and the longer you wait before you contact the lender the fewer options you will have available. In some cases, if you ignore the lender for too long, foreclosure will be the only course of action that the lender can take. Do not let that happen to you.

You should also understand that missing one payment (in the home loan business, anyway) is not the same as missing two or more. Do the math. If you are behind in two payments, you are probably at least 60 days behind. Once a home loan becomes delinquent by at least 60 days the credit reporting people become involved, the lender becomes nervous, and you begin getting tons of mail and calls concerning the loan. Your name and address may be posted to publications that sell this type of information to third parties. It only goes down hill from here.

When you have to miss one payment on a home loan it should become your major goal to get that payment caught up as soon as possible. If you simply do not have cash coming in to pay the late payment (as well as the current payment) go to the lender and see if they can work something out with you. You might be surprised at how eager they can be to help. They may suggest that the payment be tacked on to the end of the loan or they may ask if you can pay the late payment in installation payments such as one-third of the late payment added to each of the next three monthly payments.

If your financial problem is more long term, you may want to talk to the lender about refinancing. Sometimes you can refinance to a mortgage that has lower monthly payments. This is not always possible, but if it is possible it may make it easier to make future payments on your home.

Of the many options that you have, all of them are going to lessen in value and usefulness the longer you wait before contacting your lender. Remember, once your payment becomes delinquent by 60 days, your options are severely reduced. When the delinquency hits 90 days you may have very few (if any) options left. Most of these problems can be avoided if you simply contact the lender as soon as possible and be willing to work with the lender to make up the missed payment or payments.

Why Consider A Home Mortgage Refinance Loan

There are specific reasons to consider a home mortgage refinance loan. The most powerful reason among them is the requirement to cut down monthly payments, by opting for a lower interest loan. If you get a new APR lower by at least two points, or by 0.5 %, you can opt for a home mortgage refinance loan. Refinancing is not a free of cost affair, it involves expenses like home re-appraisal, attorney fees, and loan application fees - all can add up to $ 500 or $ 750. Then again, this amount is considerably lower when compared to the hundreds of dollars you save every month for ten to twenty years.

Another reason can be moving into the security of fixed rate loans, especially when you sense that the there are chances for your adjustable mortgage rate go up in the near future, say less than a year. This is a good pre-emptive move, to stay afloat in changing financial conditions.

Other, less convincing, reason for home mortgage refinance loan is home improvement or for buying a new lifestyle product available in the market. If adding ambience to your life is the only requirement of home mortgage refinance, you are more likely to be at the losers end. The present interest rates to which you are changing can be higher than your original rate.

Giving your home equity as collateral can also be necessitated by conditions like education of your children or other unavoidable circumstances. At such times, getting your equity on your home will be the best move to getting low price loan.

A good move in refinancing home mortgage will be consult a lender other than your existing loan provider, or at least suggest your lender you consider refinancing your mortgage. Since you are an existing customer, chances are higher that your refinance application goes to the back burner. However, with a switch in lender, you can get faster processing of refinance mortgage application. Then again, you may get a lower interest loan from your current financier. The point here is that you have more options. If you have been consistent in timely payment of your monthly due, the existing lender may overlook another credit check and reappraisal of your home, property.

Getting Your House Ready for the Appraiser

by Ajeet Khurana
Readying one's home for an appraisal is a challenge in the life of every mortgage seeker. Getting a mortgage or a remortgage requires you to not only furnish many papers, but also a visit from the appraiser. If you house passes the test, you should be able to collect a good amount as your mortgage or refinance loan. If your house does not manage to pass muster, your hopes of securing a large percentage will be dashed.

If you are thinking of shifting to a new house, get ready to see your house get compared to a number of other "comps". "Comps" is a term used to refer to houses that have a value like your one. Most often, the valuation of your house will be influenced by the house value in the neighborhood. So if you are new to the house buying business, it could be a good idea to shop for a home where the other houses and apartments appear to be well-maintained.

If you are looking to swap your current mortgage plan for a less expensive one, much would depend on the way in which the house is being maintained. The appraiser wants to be sure that you will not let your house go to the dogs. So make sure that your house looks all ready for the big day. We all know about the power of the first impression. In this case, your house has to make a favorable first impression. This would determine your future finances. So make it a point to see that your home looks as beautiful as ever.

One way to do this would be to clean out the house. A cluttered house generally seems to suggest dirt and messiness. So hide away all the junk and create the illusion of space for the appraiser. An airy house gives off great vibes, and this might make the appraiser give a good report.

If you like, you could go in for some home improvements before it is time for the appraisal. A paint job might be a good idea, as might getting a new table made. However, see to it that all the renovation work is completed by the time of the appraiser's visit. Incomplete renovation work might make your house seem messy and it might influence the appraiser to make an unfavorable appraisal.

Whether you are looking for mortgage or a refinance loan or are simply trying to get a good equity loan, remember that the house needs to make a good impression. Try and get a great report.

Home mortgage refinance: choosing the best deal

by Alan Lim
There are plenty of home mortgage refinance lenders doing the rounds. Almost everyone is offering you the skies, but this might be confusing for you. How do you choose the most genuine home mortgage refinance option? Here's a quick guide on choosing the best home mortgage refinance deal!

Questions to be asked

As a borrower, there are chances you maybe taken advantage of by unscrupulous lenders. To avoid this you need to ask a few basic questions first and even do a comparison check: * What is the type of mortgage being offered? Find out if the interest rate is fixed, adjustable, FHA or conventional. * What is the minimum deposit or down payment needed on the home mortgage refinance? Knowing this will help you plan finances better. * What is the duration or length of the loan? This will affect the monthly payment on the mortgage. * What is the Annual Percentage Rate? This is quite a competitive differentiator these days and can help you select the best lending home mortgage refinance company. * What will be the monthly payment? This will be important in terms of planning your budget and finances etc. * What are the various applicable fees? There are several kinds of fees being charged by lenders these days and each lender has their own name for it. Some examples of home mortgage refinance fees include: o application fee also known as loan processing fee o Lender fee or funding fee o Appraisal fee o Attorney fee o Document preparation and recording fee o Credit report fee o Origination or underwriting fee etc. * What will be the closing fees? There maybe chances that you wish to close or settle your home mortgage refinance. In such cases you need to know applicable fees at the time, so it doesn't shock you then. Some of the closure fees include: o State and local taxes o Flood determination o Surveys and home inspection fees o Prepaid amounts towards interest, hazard insurance, taxes, etc. o Prepaid private mortgage insurance or PMI * Is there any prepayment penalty involved? * Is the agreement for lock-in provided in writing by the home mortgage refinance lender?

Interest rates applicable

It also helps to get a free, no obligation quote from your home mortgage refinance lender. Also check with them if the rate quoted is the lowest for that day or the whole week. Check if the interest rate is fixed or adjustable in nature. In case it is the adjustable variety, find out from the lender how the payments will differ. Also be sure to check on the points. These are fees paid to the lender and are strongly linked to the current interest rate. The more points paid, lower the interest.

Negotiate

Once you have zeroed in on a specific home mortgage refinance lender, you need to try and negotiate the terms of the contract. Ask your home mortgage refinance lender to write down all associated costs and fees and then start negotiating on some of the fees.

Tips on How to Keep Your Credit Score from Lowering

by Thane Rutledge
If your credit score is under 630 or so, then you have a problem. If it's in the 500 area, you definitely have a problem. If you have a score in the 400 region, well, you have your work cut out for you.

While working as a loan agent, I came upon credit issues with clients everyday. I saw great credit and bad credit, exceptional credit and abominable credit. By working with so many credit issues for such a protracted period of time, I learned a lot and I'm happy to pass that info on to you.

Believe it or not, it's a lot easier than you might think to at least maintain your score but it's also not that hard to improve your score. There's really no great mystery to it. Having credit worthiness is the heart of our capital system today and needless to say, if you don't have good credit, then you won't get a mortgage, a HELOC, a credit card, a car loan, not even an ATM card without limits. Taking care of your credit is important

Okay, enough preamble. This article will give you basic, simple, yet practical tips that can help you to keep your credit score from lowering and allow you to even improve it. Let's get started.

1. Not a lot of consumers know this but according to the Big Three of the credit world, Equifax TransUnion, and Experian up to approximately 30% to 35% of your credit score is determined by your payment history. This didn't always used to be the case but it is now. Believe it or not, if you miss just one month's payment on a tradeline, it can drop you 100 points. That 100 points could be the reason why you get that better interest rate on your home equity line of credit or that car loan or that business loan.

2. Here's the simple yet powerful secret of getting a good credit score: your credit rating and score is made up of your demonstrated ability to pay all your bills on time. Pay your bills within the time allotted to you by the company that extended to you the credit. Prompt payment in housing and car loans have especial weight but lenders certainly don't diminish the demonstrated ability to pay a credit card consistently on time. Okay, first thing to do proactively besides paying your bills on time is to get a copy of your credit report. Mistakes on credit reports are common my friend. In my experience, about 1 in 5 have an error although the industry tolerance is 1 in 10. That's nonsense. It's worse than that. If there are any mistakes on your credit, they can be fixed. You'll need documentation to prove your claim but if it's clear and you make it easy for the credit company, they will remove mistakes and that will automatically cause your score to go up. At the end of every credit report are the names and address of the Big Three. Contact them and get it started.

3. Avoid bankruptcy and foreclosures. A bankruptcy will lower your score from 150 to 200 points. If at all possible, avoid it. Bankruptcy statements on your credit report actually stay there for for up to 10 years. Foreclosures around nine to 10.

4. Close old accounts. The number of tradelines (accounts) that you have open is a determining factor in your credit score. By consolidating your debt into one credit card if you can and by closing unused accounts, this will help your score. I still remember the very first loan I did on my own. The man had about 15 tradelines open and even though he paid his debts faithfully, his score was only around 540. I got him a debt consolidation loan on his refinance that allowed him to take some of his equity out (he had a lot of built up equity) and he used that to pay off all his debts. Within six months, his score was in the high 690 range. For some lenders, they consider that A-paper territory. You should do the same.

5. Not a lot of people know this but your credit card company sends out a report once a month to the credit bureaus regarding your outstanding balance. By having a low balance, or none at all, you are showing yourself as financially responsible to the Big Three and the consequence? It's then part of their calculation to improve your score.

There you have it. In summary, your credit score determines so much of your financial life. Like I said, getting a car loan, a mortgage, or a school loan is determined in many cases on your credit score. It's even becoming important as a determining factor in gaining employment. The current company I work for asked me to sign a waiver allowing them to check my credit. I was surprised for it was only the second time that has happened to me. I suspect it will become more common.

Now you have the knowledge you need to improve your score and in how to maintain it.

A Guide to Getting Bad Credit Home Improvement Loans

by John Mussi

You might be wanting to look into bad credit home improvement loans but are unsure of where to start. After all, how do you get a good loan when your credit isn't the greatest?

What you probably don't realize is that there are a number of lenders who offer bad credit home improvement loans, which use the equity of your home or other real estate to determine the amount of the loan with no additional collateral needed.

These bad credit home improvement loans can be used to make repairs to your home or real estate, or they can finance expansions, new buildings, or any of a number of home improvement projects.

The key to getting these loans is knowing where apply and what they're looking at once you do.

Finding places to apply

A variety of banks, finance companies, and other lenders offer various bad credit home improvement loans.

Many of these lenders advertise this fact with print, television, and radio ads… however, the ones with the flashier ads will often have you paying for their advertising costs with extra fees and higher interest rates.

The best place to start looking for bad credit home improvement loans is the bank or credit union where you have previous accounts… cheques, savings, or even other loans.

Since you're a repeat customer, you might even get a reduced interest rate. Don't take the first offer that you get, though, unless you're certain that you won't be able to beat it elsewhere.

Get at least four or five different quotes for bad credit home improvement loans before deciding on one so that you can make the most informed decision.

Borrowing against equity

Bad credit home improvement loans base the amount that you borrow off of the equity of your home or real estate, which is the amount of the mortgage or home loan that you've paid off. 100% equity means that you own the home or real estate completely, whereas 30% equity means that a bank or lender has a lien or legal claim to it and you've only paid off 30% of the money that you borrowed to purchase it.

The more equity you have in your home the larger the amount you'll be eligible for when you apply for bad credit home improvement loans, and may also cause you to have lower interest rates if the equity is high in comparison to the loan amount you're requesting.

Three month credit repair

Having bad credit can be a stigma that can take years to get rid of, but in some cases the effects of your efforts can be seen in as little as three months.

Begin trying to pay off as much of your outstanding debt several months before you begin shopping for loans, making sure to make all of your payments on time. This will create a small bubble of positive reports in your credit history, which some potential lenders will see as a sign that you're making an effort to turn your finances around.

It's a good idea to start at least three months beforehand, since some creditors only report quarterly… plus, it gives you three months worth of debt reduction which is a boon regardless of everything else.

Need to know what is refinance loans

by Anirban Bhattacharya
Refinancing is usually done to capitalize on lower interest rates. Lower interest rates translate into lower mortgage loan rates and by refinancing at the time when prevailing interest rates are lower, you can substantially lower your monthly payments. Refinancing loans offer an excellent opportunity to pay off existing debts and reduce periodic payment obligations. You may even liquidate equity that has accumulated in real property over the period of tenure by refinancing.

Extending the tenure of a refinancing loan is another effective way of lowering monthly payments. This is a widely accepted tactic of saving, and using the saved amount to pay off the principal of the loan. Therefore, extending a loan works as a two-way process, it lowers your monthly payment and reduces the payment burden since you use the amount saved to payback the principal amount.

Cash refinancing is another important technique to save. Using cash refinancing, you can capitalize on the equity that has been accumulated in your house over the years, and use the ready cash to utilize on projects that are more important.

You can even lessen out your risks by opting for refinance loans. However, this is applicable only in case of adjustable-rate mortgages (ARMs)...in markets characterized by fluctuating interest rates. You can even refinance to convert an existing ARM into fixed rate. People across America are increasingly using a refinancing loan to pay off high-interest debts such as credit card debts, with lower-interest debts such as that of a fixed-rate home mortgage and other debts down the line. You can also save substantially on taxes by refinancing. Interestingly, non-tax deductible debts such as credit card debts can be easily transformed into tax-deductible debts such as home mortgage debts. This substantially lowers tax liability, and helps in putting the owner into a lower tax bracket.

Understanding low doc home loans

by Vicky Edema
The Australian mortgage industry has matured considerably over the years and has started offering some of the best mortgage options to residential or commercial loan seekers. The old tag of the mortgage industry being too rigid and overall having a painful cumbersome loan process has been almost completely wiped out and a new trend has emerged which has seen a lot more home loans or mortgages being approved in a record amount of time.

It has never been better for the Australian consumer to apply for any kind of home loan or mortgage with the mortgage companies themselves making life much easier for the person applying for the loan. Mortgage consultants now go above and beyond helping their customers choose the right loan for themselves. Each type of loan is carefully explained and it is made sure that the consumers ultimately choose the loan that is best for his or her situation.

One of the options that most mortgage corporations in Australia offer to their customers is the low doc home loans option. This is a loan that has seen a lot of activity recently and is gaining popularity with consumers.

Low doc home loans are a mortgage or home loan where there is no requirement to verify your income. But all other documents are required as they are with any other type of home loan. This loan is ideally suited to self-employed individuals, contractors who are working independently and investors. This loan type also suits people with enough income but who don't want to waste time in bank verification and other time consuming processes. Borrowers should be aware that with low doc style loans a default or similar negative listing on your Credit Reference will make you ineligible for low doc finance.

A low doc home loan has an interest rate a little higher than normal types of loans and mortgages. This said, with some lenders the rate will reduce to their standard variable rate after say a 2 year period, provided you have meet all your interest payments on time. This loan is largely for those who want to buy investment properties, refinance their existing property and who do not have current taxation returns on their income. This normally prolongs standard investment loans. There are mainly three types of low doc home loans available.

NO RATIO LOANS: this loan is for those who don't want to declare their income before anyone. Hence, there is no debt for income ratio for the consideration of the loan lender. This type of loan can give a very quick and easy process for those who think that an income citation is going to be their worst nightmare while applying for a loan. As the lender is taking added risk by not requiring any verification of income they will generally not lend as much against the value of the security property.

NO DOC LOANS: for obtaining this loan, the 'no doc loan' requires the minimum number of documents and documentations. The loan lender goes through the loan request from the borrower with no financial documents at all and maximum privacy is given to these loan candidates as well.

STATED-INCOME (LOW DOC) LOANS: for someone whose income is fluctuating every day, week or month, the stated income loan is the best. But this type of loan requires the borrower to show his earnings for the minimum of two years initially and he also has to show tax returns and all other bank statements.

Although low doc loans obviously have appeal for those who perhaps don't have their financial documents in order or have privacy concerns, those who have low incomes that would not be sufficient to qualify for a standard variable rate loan, should not resort to overstating income on a low doc application in order to borrow. Lending guidelines are there to protect both the lender and the borrower - defaults traumatic for both parties and a mortgagee sale is almost inevitable if income is grossly overstated, particularly when the borrower is already under financial stress.

By consulting with your experienced mortgage lender you can find out whether low doc home loans are a good option for you. They are in the best position to check which type of loan is best for you and make your life that much easier.

* Your loan is secured by your home as collateral, reducing the risk to lenders to obtain a lower interest rate. * You have one reduced monthly payment. * You can use the loan to pay off your debt to multiple creditors, and eliminate the high interest rates charged by credit card companies, which immediately puts those finance charges back into YOUR pocket. * You will immediately improve your credit rating by eliminating multiple debts and unpaid balances being reported to the credit bureaus every month. * The interest and property taxes are tax deductible. * Fast approvals - We can get a home refinance loan approved and closed in as little as 14 days. * Convenience: We work with a nationwide network of lenders and can find a title and escrow company in your location for the closing of your loan. * Service: Our service staff will hold your hand during the process and answer any questions you may have.
